    Converting agricultural land into residential land in Mauritius

    The transformation or conversion of agricultural land into residential land in Mauritius is governed by precise rules, especially since the amendment of the Sugar Efficiency Act in 2005.

    What are the conditions for converting agricultural land into residential land in Mauritius?

    •  The agricultural land must have a maximum surface area of 10,000 m², or approximately 2.37 acres.

    •  The owner must have acquired the land before 30 September 2005, a key date for eligibility for conversion.

    •  The land must be located in a zone where residential development is permitted under the land use plan, and it must not be located in an agricultural irrigation zone.

    •  There is no need to obtain a land conversion permit for this change of use, which considerably simplifies the administrative process.

    What are the tax and administrative benefits?

    Owners benefit from a total exemption from the costs associated with subdivision, capital gains tax, land transfer tax and transcription fees.

    Procedure to follow

    We advise you to contact the Land Conversion Unit of the Ministry of Agro-Industry and Food Security to submit a formal request for conversion. Prepare the necessary documents, such as the title deed and plans of the land, to speed up the processing of your application.
